The changes set maximum dwelling floor areas by lot size, ranging from 232 m² for lots under 0.4 ha to 372 m² for lots over 4 ha; Trustee Wright opposed that amendment.[1] The committee also approved amendments on rebuilding, floor-area certification, and what counts as floor area.[1]

The meeting recording shows planner Kim Stockdill said the bylaw was post-public hearing and that amendments could address siting and size regulations, but not density and use.[2] Trustee Cameron Thorn proposed allowing property owners a 12-month period to submit information for a bylaw schedule; the committee instead proceeded with wording saying it may require a qualified person’s certification of a dwelling’s floor area at the time of adoption.[2]

The committee approved a definition excluding a storey not fully enclosed by a floor, ceiling and four walls or glass.[1] It also approved a basement-floor-area definition and a definition covering a portion of a dwelling storey whose lower floor is at least 1.5 metres below natural grade.[1]

The amended Bylaw No. 122 received second and third readings, with one opposed on each vote, and was forwarded to the Islands Trust Secretary for Executive Committee approval.[1] The committee also gave Bylaw No. 123 second and third readings and forwarded it for executive approval and to the Minister of Municipal Affairs for approval.[1]
